Halawa View Apartments

The project’s success received recognition from the Governor of Hawaii.

The Halawa View Apartments is a 121-unit affordable housing property located near the entrance of Pearl Harbor in Honolulu, Hawaii. With the help of Gilleran Energy Management, this 1970s-era high-rise apartment became the first rehabilitated affordable housing project to receive a USGBC LEED Gold certification in Hawaii.

The Challenge

GEM was contacted for the project late in the design phase because the project team had difficulty finding a local green building and energy efficiency consultant to support the project. Although the owner and design team were on board with the program goals, this was the first time they had worked on a LEED project; this inexperience meant the project’s team LEED program development needed a deep level of support from GEM’s team of experts.

The Solution

To help them meet their project goals, GEM provided the following consulting services:

Working closely with the project’s design and construction team, GEM’s LEED Green Raters, Energy Modelers, and HERS Raters followed best practices to identify a cost-effect program that fully supported the affordable housing multifamily rehabilitation project.

The program’s successful implementation was achieved by engaging the design and construction team as a group via a series of design charrettes; the program goals were outlined and individual team members were assigned LEED credits. GEM then worked with each individual on the team to ensure they had the support materials needed to implement the necessary specifications successfully into the plans.

In addition, GEM met with the entire construction team at the start of the building process to review what the successful implementation of each LEED credit would look like onsite, as well as through the submittal approval process.

The Outcome

Our assistance allowed the California-based developer’s team to successfully navigate the LEED certification process under Hawaii’s tax credit program. Additionally, the project’s success received recognition from the Governor of Hawaii.
